The BODMIN Conservation Area covers about 47 hectares and was designated by Cornwall Council in 1991. Inside the boundary are 96 listed buildings (1 Grade I, 6 Grade II*, 89 Grade II). The most significant is Church of St Petroc, Grade I. Part of the area lies in flood zone 3, so an extension may need a flood risk assessment.
