The Newmarket Conservation Area covers about 185 hectares and was designated by West Suffolk Council in 1988. Inside the boundary are 103 listed buildings (4 Grade II*, 99 Grade II). The most significant is Church of St Agnes, Grade II*. Part of the area lies in flood zone 3, so an extension may need a flood risk assessment.
