The Bedale Conservation Area covers about 24 hectares and was designated by North Yorkshire Council in 1988. Inside the boundary are 57 listed buildings (3 Grade I, 54 Grade II). The most significant is Bedale Hall, Grade I. Part of the area lies in flood zone 3, so an extension may need a flood risk assessment.
