The Hawkshead Conservation Area covers about 7.0 hectares and was designated by Lake District National Park in 1988. Inside the boundary are 40 listed buildings (1 Grade I, 2 Grade II*, 37 Grade II). The most significant is Church of St Michael and All Angels, Grade I. Part of the area lies in flood zone 2, so an extension may need a flood risk assessment.
