The Sunderland Bridge Conservation Area covers about 326 hectares and was designated by Durham County Council in 1976. Inside the boundary are 23 listed buildings (3 Grade I, 4 Grade II*, 16 Grade II). The most significant is Church 50 Metres North East of Croxdale Hall, Grade I. Part of the area lies in flood zone 3, so an extension may need a flood risk assessment.
