The Gainford Conservation Area covers about 36 hectares and was designated by Durham County Council in 1971. Inside the boundary are 37 listed buildings (2 Grade I, 1 Grade II*, 34 Grade II). The most significant is Church of St Mary, Grade I. Part of the area lies in flood zone 3, so an extension may need a flood risk assessment.
